New Access Card

The Management has changed the access system at the main entrance. All residents are required to replace their old access card with the new access card before 30/6/2011. After the dateline, residents without the new access card will be required to registered at the guard house before entry. The access card replacement is free of charge.

Disruption in Power Supply


Please be informed that our in-house Electrical Contractor will be Calibrating and Servicing the Main Switchboard at the Main Switch Room as follows:-

Date    : 28/02/2011 (Monday)
Time    : 10.00 am to 3.00pm

During the above time, there will be power disruption to all units. The Bomba Lift will be functioning as usual.

Pick up /Drop Off



Please be informed with immediate effect all Pick Up and Drop Off must be registered at the Guard House.

Residents who are accepting Visitors, Taxi, Fast Food Delivery, etc., kindly inform the Guard House in advance. We strongly advice again in such case if the unit fails to answer the intercom the guards will not allow the Visitors, Taxi, Fast Food Delivery, etc to enter into Prima Duta Condominium.

Dismantle of Old G.I Pipes at Block D

Please be informed that the contractor will be dismantling the old G.I Pipe from the Water Riser Room.

They will some hacking at the water riser room to dismantle the pipes easily. During this period there will be no disruption to water supply.

The schedule of work is as follows:-

DATE       :  12/11/10,15/11/10,16/11/10,18/11/10
TIME        :  9.00 AM to 5.00 PM

We have placed an order with the contractor for this item, which will take approx 1 week to deliver and install.

pipes at roof tank and water meter riser room located at every
floor. The contractors will also be washing the water tank at roof
top.

The time period required to disconnect the old water pipes and to
replace with new water pipes is 30 hours which includes time to dry
the pipe glue. During this period there will be disruption to water
supply at Block D for 30 hours.

The contractor will be working throughout this period to speed up
the piping works.

The total work schedule for the above works is as follows:-

13/10/10 (Wed) 10AM – 14/10/10 (Thu) 4PM

Our technicians will be present to monitor the works.

We advice all residents to store water for their own use during
the above works.

PRIMA DUTA RESIDENT CARD

With reference to the above, please be informed that those owners/residents
without resident card are required to apply for resident card from the
management office with immediate effect.

Please be noted that in accordance to the House Rules 2.0, all residents
above 6 years of age shall be registered with the Management and must
apply for their Resident Card when they move in.

Residents are required to submit 2 color photo of passport size to the
Management Office for application of resident's card. The processing is Free
of Charge.

The Resident Card is for identification purpose and used for common
facilities booking and security.

The Management or Security Guards may require resident to identify himself
or herself with the Resident Card.

For Rental units, the Owner shall notify the Management and furnish their
tenant's particulars to the Management Office.

The security guards will be instructed not to allow any person into Prima Duta
Condominium who do not have resident card or do not produce any lD.

Residents without Resident Card are required to register themselves as a
visitor before allowing into Prima Duta.

Pets

RE: Rearing of Pets at Prima Duta Condominium


The management had received numerous complaints from residents concerning pets being kept in the unit and causing nuisance to other residents.


Once again, the management would like to remind all residents that pets (CAT, DOG, RABBIT, BIRD, ETC) are not allowed in the unit as per our House Rules section 3.03.


The Management would like all resident to remove their pets immediately, failing which we will report this matter to DBKL for further action.

LPG Gas Pipe Inspection

Please be informed that the LPG Gas contractor will be carrying out inspection on the Gas Pipes and Gas Riser Room from 12/5/10 to 14/5/10 as required by Seruhanjaya Tenaga(ST).

On 13/5/10, there will be interruption in gas flow to your unit as the contractor needs to shut down the main valve from the Gas Malaysia Tank to all the Blocks from 9.00am to 5.00pm.

Car Sticker Year 2010


TO ALL OUR VALUED OWNERS/RESIDENTS OF
PRIMA DUTA CONDOMINIUM

RE: Car Sticker Year 2010 & Car Parking Lots

Kindly be informed that all owners/residents of Prima Duta Condominium are required to renew Car Sticker Year 2010 at our Prima Duta Management Office from 30/12/09 until 30/01/10.

Residents are required to return the expired car sticker for exchange of new car sticker (F.O.C), and update us for the vehicle registration no.

Please be reminded to display the car sticker at your car windscreen at all times to facilitate our security guard to verify Prima Duta residents.

Vehicle without proximity card and car sticker is strictly not allowed to enter Prima Duta Condominium, unless prior consent obtained through intercom or in writing from the owner/resident or management.
