New Main Entrance and Guardhouse

Our new guardhouse is now completed. The main entrance now has two car lanes for ingress and one car lane for egress. There is also a new pedestrian walkway gate for better security control. Residents should always carry their Resident Card for security checking when exiting and entering by the pedestrian walkway. Visitors are to be registered at the guardhouse before they are allowed to enter. Visitors' cars are to use only the visitor lane and register before entry.

New Access Card

The Management has changed the access system at the main entrance. All residents are required to replace their old access card with the new access card before 30/6/2011. After the dateline, residents without the new access card will be required to registered at the guard house before entry. The access card replacement is free of charge.

Change of Security Company

There's a change of security company due to the failure of the DNS guards in following standard operation procedure. As of today, we have terminated the service of DNS and awarded the security services contract to Active Security Force Service Sdn Bhd.

Please be patience with the new guards and allow time for them to familiarize themselves in discharging their duties.

At the meantime, we have added an extra security guard at the Main Post to control the traffic during the Main Guard House/Entrance Renovation period till 20/1/2011.

This is to avoid incident to take place while resident driving in and out of Prima Duta as only one lane is in use.

Pick up /Drop Off

Please be informed with immediate effect all Pick Up and Drop Off must be registered at the Guard House.

Residents who are accepting Visitors, Taxi, Fast Food Delivery, etc., kindly inform the Guard House in advance. We strongly advice again in such case if the unit fails to answer the intercom the guards will not allow the Visitors, Taxi, Fast Food Delivery, etc to enter into Prima Duta Condominium.

New Security Guards

The Management has terminated the service of the security company, Urban Axis and replaced them with security company, DNS. The new security guards took over on the 20/10/2010 night shift.

The Management is looking forward to a smooth transition with the cooperation of all the residents and their visitors. Please abide by the House Rules and allow the new guards to do their job as instructed. They have an approved S.O.P. to follow for better security management in our condominium.

PRIMA DUTA RESIDENT CARD

With reference to the above, please be informed that those owners/residents
without resident card are required to apply for resident card from the
management office with immediate effect.

Please be noted that in accordance to the House Rules 2.0, all residents
above 6 years of age shall be registered with the Management and must
apply for their Resident Card when they move in.

Residents are required to submit 2 color photo of passport size to the
Management Office for application of resident's card. The processing is Free
of Charge.

The Resident Card is for identification purpose and used for common
facilities booking and security.

The Management or Security Guards may require resident to identify himself
or herself with the Resident Card.

For Rental units, the Owner shall notify the Management and furnish their
tenant's particulars to the Management Office.

The security guards will be instructed not to allow any person into Prima Duta
Condominium who do not have resident card or do not produce any lD.

Residents without Resident Card are required to register themselves as a
visitor before allowing into Prima Duta.

Home Fire Safety Tips

Housekeeping

• Matches and lighters are kept out of reach of children.
• Candles and oil lamps are only lit when someone is able to keep an eye on them.
• Glass containers may break in extreme heat especially when the fire is at the bottom part.
• Paint, vanish and other flammables are stored in sturdy metal containers and in cool place.

Electrical

• Use as few extension cords and plug adapters as possible.
• Extension cords used are not run under rugs or through doorways.
• Small appliances, like the toaster, kettle, iron, phone charger, are unplugged when not in use.

Kitchen

• In the event of grease fire, the best thing to do is to put a lid on.
• Cooking is never left unattended.
• Open all the windows when you smell gas.

Smoking

• No smoking in bed or while lying down.

Smoke Alarms Save Lives

• Install smoke alarm on ceiling outside of the bedrooms and in every bedroom.
• Smoke alarm batteries are changed once a year.
• Smoke alarms are tested and vacuumed regularly.
• Replace smoke alarms once every ten years.

Escape Plan

• Practice your escape plan (and in blindfold with someone monitoring you).
• Windows can be opened easily.
• Use the stairs, do not use the lifts.

LPG Gas Pipe Inspection

Please be informed that the LPG Gas contractor will be carrying out inspection on the Gas Pipes and Gas Riser Room from 12/5/10 to 14/5/10 as required by Seruhanjaya Tenaga(ST).

On 13/5/10, there will be interruption in gas flow to your unit as the contractor needs to shut down the main valve from the Gas Malaysia Tank to all the Blocks from 9.00am to 5.00pm.

Completed Projects In Year 2009

There were two big projects completed recently in year 2009 - the Lift Maintenance Project and Lift Car CCTV Project.

The Lift Maintenance Project was awarded to SML, a lift engineering company. The scope of this project were to de-rust wire ropes, replace worn out main sheaves and governor ropes. Pictures below showing the derusting work.

The CCTV Project was tender awarded to Ektech Sdn. Bhd. This project is to install CCTV in all the lift cars. The project started on the 3rd November, 2009 and completed on the 8th December, 2009.

Car Sticker Year 2010

RE: Car Sticker Year 2010 & Car Parking Lots

Kindly be informed that all owners/residents of Prima Duta Condominium are required to renew Car Sticker Year 2010 at our Prima Duta Management Office from 30/12/09 until 30/01/10.

Residents are required to return the expired car sticker for exchange of new car sticker (F.O.C), and update us for the vehicle registration no.

Please be reminded to display the car sticker at your car windscreen at all times to facilitate our security guard to verify Prima Duta residents.

Vehicle without proximity card and car sticker is strictly not allowed to enter Prima Duta Condominium, unless prior consent obtained through intercom or in writing from the owner/resident or management.

Newly Added Value Features

Recently the management has just completed the installation of CCTV in the lift cars. This is a great move to further enhance our security monitoring and also served as a deterrence to vandalism in the lift car. Security is one of the criteria when we chose to live in a condominium. I believe with the CCTV in the lift cars, we can be more relieve when there is no one at home, we are at work or going for holidays.

Other than security aspect, we are also watching out for vandalism and irresponsible residents who conveniently dump their garbage at the lift lobby. Please report to the management when you come across any new act of vandalism or garbage at the lobby.

Free WiFi at the clubhouse has also been installed. Hope that residents will enjoy their internet surfing at the cafeteria and the poolside. Do order some food or drinks when surfing at the cafeteria.

Visitor CCTV on your TV

There are residents who are not aware that we can view our visitors on the TV. This facility was installed three years ago but some new residents are not aware of it. There is no charges to use this facility, it is free of charge.

When your friends come to pay you a visit, the security personnel will call you on the intercom to notify you. You can then switch to the preset channel on your TV to view your visitor.

To use this facility, your TV needs to be connected to the TV antenna socket on the wall (connecting only to the Astro socket does not work). Then preset a channel on your TV to receive the signal coming from the TV antenna socket. For example, select channel 5 on your TV and then do the tuning until you receive the picture of the guard post at the main entrance. Save the tuning. Every time you need to view your visitor, just switch to channel 5.

If you need assistance to set your TV, please request from the management office.

Are You Prepared For Tremor (Earthquake)?

Due to the recent earthquake in Indonesia on the 30th Sept which the tremors were felt at our condo, we had received suggestions and questions from some residents on safety measures and actions by the management.

As we already know, there is no earthquake in our country. Only tremors are felt after there is an earthquake in Indonesia. The intensity of the tremors, which is weaker than the earthquake's, depends on the distance and magnitude of the earthquake. I think mild intensity tremors will not do much harm to our modern building structures in Malaysia. I stand corrected if I'm wrong on this.

Anyway, here is an instruction found in the web on what to do when earthquake struck.

If you are indoors when shaking starts:

• “DROP, COVER AND HOLD ON.” If you are not near a strong table or desk, drop to the floor against an interior wall and cover your head and neck with your arms.
• Avoid windows, hanging objects, mirrors, tall furniture, large appliances and cabinets filled with heavy objects.
• Do not try to run out of the structure during strong shaking.
• It is safer to remain inside a building after an earthquake if there are no open areas far enough from glass or other falling debris to be considered safe refuge sites, unless there is a fire or gas leak. Glass from high-rise buildings does not always fall straight down; it can catch a wind current and travel great distances.
• If you are in bed, stay there and cover your head with a pillow.
• Do not use elevators.
• If you use a wheelchair, lock the wheels and cover your head.

If you are outdoors when shaking starts:

• Move to a clear area if you can safely walk. Avoid power lines, buildings and trees.
• If you’re driving, pull to the side of the road and stop. Avoid stopping under overhead hazards.
• If you are on the beach, move to higher ground. An earthquake can cause a tsunami.

Once the earthquake shaking stops:

• Check the people around you for injuries; provide first aid. Do not move seriously injured persons unless they are in immediate danger.
• Check around you for dangerous conditions, such as fires, downed power lines and structure damage.
• If you have fire extinguishers and are trained to use them, put out small fires immediately.
• Turn off the gas only if you smell gas.
• Check your phones to be sure they have not shaken off the hook and are tying up a line.
• Inspect your home for damage.

If you are trapped in debris:

• Move as little as possible so that you don’t kick up dust. Cover your nose and mouth with a handkerchief or clothing.
• Tap on a pipe or wall so that rescuers can hear where you are. Use a whistle if one is available. Shout only as a last resort.
