Change of Security Company
There's a change of security company due to the failure of the DNS guards in following standard operation procedure. As of today, we have terminated the service of DNS and awarded the security services contract to Active Security Force Service Sdn Bhd.
Please be patience with the new guards and allow time for them to familiarize themselves in discharging their duties.
At the meantime, we have added an extra security guard at the Main Post to control the traffic during the Main Guard House/Entrance Renovation period till 20/1/2011.
This is to avoid incident to take place while resident driving in and out of Prima Duta as only one lane is in use.

Please be informed with immediate effect all Pick Up and Drop Off must be registered at the Guard House.

New Security Guards

PRIMA DUTA RESIDENT CARD
without resident card are required to apply for resident card from the
management office with immediate effect.
Please be noted that in accordance to the House Rules 2.0, all residents
above 6 years of age shall be registered with the Management and must
apply for their Resident Card when they move in.
Residents are required to submit 2 color photo of passport size to the
Management Office for application of resident's card. The processing is Free
of Charge.
The Resident Card is for identification purpose and used for common
facilities booking and security.
The Management or Security Guards may require resident to identify himself
or herself with the Resident Card.
For Rental units, the Owner shall notify the Management and furnish their
tenant's particulars to the Management Office.
The security guards will be instructed not to allow any person into Prima Duta
Condominium who do not have resident card or do not produce any lD.
Residents without Resident Card are required to register themselves as a
visitor before allowing into Prima Duta.

13th Council Meeting - 24/8/2010
The meeting started at 8:30PM and ended at 10:30PM.
We were informed that the new cleaner has started work this month and is being monitored for their work. Feedbacks from residents are welcome.
The water pipe replacement project is reported to be on schedule and progressing well. Please be informed that TNB staffs are making their rounds checking for tempered meters.
The main entrance and guard house project is being delayed by minor technical problem with DBKL. It should be rectified soon and work should begin as soon as it is approved.
As for the Astro B.yond, quota is not met for Astro to install new wiring and equipment. For residents who are interested, please be patient. Residents who have missed out the survey and those who changed their mind please inform the management of your stand. Once we reached the 40 percent requirement, the management will send the request to Astro.
Earlier this month, the management finally caught the elusive culprit who threw feces into the pool. They have now moved out from our condo before legal action is taken. The management will take stern action against any vandalism in our condo. New locks are installed at the squash courts to prevent misuses of the courts.
The Board has decided that the AGM to be held in the month of October. The management will announce the actual date later.

We were informed that two roof triangular facade of block D has been taken down because they were breaking apart. We have decided to make a claim to the developer to rectify the problem.
The water piping replacement project has just started so please bear with the noise from the work. The management and contractor have a work plan in place to minimize the time of water disruption. Anyway, we will notify the units in advance before they are affected. Individual water filter installed in the riser room at each floor is no longer allowed by the management. The management will inform the affected units to dismantle it and please make arrangement to re-install it inside your condo.

Tips to consider when electing your council leader in your home community
The concept of a management body should be fairly clear to management corporation's council members or even many long-time strata property owners. For non-involved owners and residents, especially first-time owners , this form of common-interest 'governance' can be perplexing and, at times, bewildering, owing to the many parties (developers, managing agent, management council, other buyers) involved as well as with the legal duties of each party.
The concept of a management body should be fairly clear to management corporation's council members or even many long-time strata property owners. For non-involved owners and residents, especially first-time owners , this form of common-interest 'governance' can be perplexing and, at times, bewildering, owing to the many parties (developers, managing agent, management council, other buyers) involved as well as with the legal duties of each party.
Those who have never lived in an owners' corporation (condo, apartments, townhouses, gated communities) often do not understand the necessity of service charges, sinking fund, rules and volunteering to sit in the management council. For them, the 'management' may be perceived as little more than a nebulous entity that expects prompt payment on monthly invoices. This lack of understanding can lead to miscommunication and misunderstanding with the general perception that condo living is 'hard'.
Required by law
Call it by whatever name, Joint Management Body (JMB), Management Corporation (MC), Residents Association (RA), they are all basically a community association of property owners looking out for their best interest. In the first two, it is a requirement by law for strata titled property under the Strata Titles Act, 1985 and the new Building and Common Property (Management and Maintenance) Act, 2007 ('BCP'), whereas Residents' Association are voluntary organizations registered as a society.
The BCP Act now allows the formation of a joint management body from the start and owners do not have to wait till the first annual general meeting called by the developer to have a say in how their investment is managed and maintained.
Very often, only a small percentage of owners in condominiums or other types of strata titled development take interest in how their properties are managed. This leaves the handful of volunteers burned out after years of volunteering their services. There are also some who are interested but do not have the knowledge or skill to sit in the decision making council.
Challenging duties
In BCP, the joint management committee representing the purchasers' should number at a minimum five purchasers and a maximum 12. Whereas, in the Strata Titles Act, the Management Council should consist of, a minimum of three parcel owners and a maximum 14.
Although these are voluntary positions, it has to be taken seriously because it involves people and their investments. Most owners' corporations are headed by a leader who might also be the chairman at meetings. Strong leadership is an essential component of every successful owners' corporation. Very often, those who speak the loudest at meetings are elected which may not be sufficient for the long term.
A good leader can make a difference for an owners' corporation spirit. By considering the strength and qualities it takes to succeed, selecting your leader can in a very real way, lead to a more productive and happy community. Here are some tips on how to choose the leader of your home community.
‘A manager does things the right way and a leader does the right thing.’
A leader is someone who not only recognizes the ‘right thing’, but who can also motivate others to help him get the right thing done. Strong leaders should have skills, knowledge, and experience plus the abilities to motivate and command.
How do you recognise who has this special combination of insight and inspiration? There are personal characteristics that point to strong leadership style. Look for people who display these particular abilities:
• Ability to take criticism - No one in a position of power will escape criticism. Leaders have the ability to discern when criticism is valid and when it is not.
• An open mind - A leader must be able to approach a problem creatively. Perspective is an invaluable leadership tool. A council/committee that is afraid of change will stagnate.
• Communicate well - Explains, persuades and praises. Some volunteers are not particularly articulate, yet are valuable and productive. Leaders should be able to express ideas clearly and persuasively.
• Decisiveness - Taking a stand involves making mistakes. A good leader takes a stand and if an error is made, acknowledges it and makes a course correction.
• Enthusiasm - Enthusiasm is contagious. With it, council members are motivated to keep volunteering. Without it, voluntary work becomes a burden.
• Leads by example and promotes teamwork - Arrives on time, never shirks responsibilities and demonstrates good work habits. Instils cooperation among volunteers, making it easy for them to pitch in together. Pitches in alongside others and not just issue orders for others to follow-up.
• Listens to others - Source for and uses other's ideas and gives credit when credit's due.
• Problem solving skill - Uses knowledge and experience to help get the job done.
• Sensitivity - A genuinely caring leader inspires confidence in others. Confidence leads to results. Leaders delegate, give and seek constructive feedback. A leader knows how and when to give praise. Praise is the simplest and often the most valued form of reward. A leader knows how to criticise constructively: pointing out what is wrong without attacking personalities. A good leader seeks opinions and ideas from others.

If all the above sounds to you like a mini-government, it is in fact one. If you own a property with common property, you automatically become a member, like it or not. Over time, we have noticed that home owners can be categorised into three groups; those who make things happen, those who wait for things to happen and those who asked what happened. Which group do you belong to? Choose your leaders well and prosper or wait for the next election at the annual general meeting and run for council member post unless situation demands that there shall be a extraordinary general meeting (EGM) requisition for new leadership.

11th Council Meeting - 22/6/2010
The meeting started at 8:30PM and ended at 10:30PM.
As usual, matters regarding defaulters, repairing the roof top, lift refurbishment, replacing old water pipes, landscaping work and upgrading the main entrance were discussed. We are glad that there's an improvement in the defaulters list again.
We were informed that Astro has a new policy for existing condominium regarding the installation of Astro B.yond. Astro is offering free re-cabling if there are at least 40% residents who are interested in subscribing to Astro B.yond. Soon the management will send out survey forms to each unit. Please fill up and return to the office as soon as possible.
We have decided to hold a fire safety workshop in July. Most probably we will also have a fire drill after that. For safety reason, we should install fire smoke alarm inside our unit. If we buy in bulk, we should be able to get a good bargain for it.

Home Fire Safety Tips
- Matches and lighters are kept out of reach of children.
- Candles and oil lamps are only lit when someone is able to keep an eye on them.
- Glass containers may break in extreme heat especially when the fire is at the bottom part.
- Paint, vanish and other flammables are stored in sturdy metal containers and in cool place.
- Use as few extension cords and plug adapters as possible.
- Extension cords used are not run under rugs or through doorways.
- Small appliances, like the toaster, kettle, iron, phone charger, are unplugged when not in use.
- In the event of grease fire, the best thing to do is to put a lid on.
- Cooking is never left unattended.
- Open all the windows when you smell gas.
- No smoking in bed or while lying down.
- Install smoke alarm on ceiling outside of the bedrooms and in every bedroom.
- Smoke alarm batteries are changed once a year.

10th Council Meeting - 25/5/2010
The meeting started at 8:30PM and ended at 10:45PM.
As usual, matters regarding defaulters, lift refurbishment, replacing old water pipes, landscaping work and upgrading the main entrance were discussed. It is acknowledged that there's an improvement in the defaulters list.
Lift refurbishment work is to start in June. First week will be installing new ceilings for bomba lifts. Third week will be installing granite floor for all the lifts.
Matters arising from previous week building inspection by council members were discussed. Council members agreed that the rooftop needs to be repaired immediately. Fans will be installed at the squash courts.
Estimate cost for the rooftop garden at the clubhouse is beyond the budget. Needs to find a cheaper way to beautify the rooftop. Any suggestion please write in.
Building Inspection By Council Members
On the 22nd of May, 2010, council members and the management staffs went on an inspection of the buildings and the facilities. A few recommendation for improving the up-keeping of the building were made.

The management had received numerous complaints from residents concerning pets being kept in the unit and causing nuisance to other residents.
Once again, the management would like to remind all residents that pets (CAT, DOG, RABBIT, BIRD, ETC) are not allowed in the unit as per our House Rules section 3.03.
The Management would like all resident to remove their pets immediately, failing which we will report this matter to DBKL for further action.

LPG Gas Pipe Inspection
Please be informed that the LPG Gas contractor will be carrying out inspection on the Gas Pipes and Gas Riser Room from 12/5/10 to 14/5/10 as required by Seruhanjaya Tenaga(ST).
On 13/5/10, there will be interruption in gas flow to your unit as the contractor needs to shut down the main valve from the Gas Malaysia Tank to all the Blocks from 9.00am to 5.00pm.

9th Council Meeting - 19/4/2010
The meeting started at 8:35PM and ended at 10:30PM.
As usual, matters regarding defaulters, lift upgrading work, replacing old pipes, landscaping work and upgrading the main entrance were discussed. Expect the lift refurbishing work to start soon.
The BBQ pits and gazebo are put on hold while in deciding on the plan for the former show house.
I've proposed to do landscaping on the roof of the clubhouse/cafeteria. My idea is to create a maintenance-free rock garden. Units with pool view will have a more beautiful view. Anyone with a better idea please write in.

Swimming Pool Chlorine and Your Hair
Imagine your hair as a sponge absorbing water. Before you get in the pool, wet your hair with fresh water. With non-chlorinated water on board, your hair won't be able to soak-up as much chlorine while you swim. And always rinse your hair with clean water after swimming; chlorine in pools not only dries-out your hair, but will fade the colour too.
The chemicals used by public swimming pools are used to kill bacteria that can breed in the water and cause illness. These same chemicals, cause the hair to dry out and give your crowning glory a frazzled appearance. If you have colored, or bleached, hair, the chemicals can discolor the hair, turning it green.
Chlorine in swimming pools can cause sebum - oil that lubricates your hair shaft - to start building up in your hair follicles. As time passes follicles can become blocked, creating further hair damage. After Swimming use a good 'clarifying' shampoo. The main ingredient to look for is EDTA (Ethylene Diamine Tetra Acetic Acid). It's like a chemical claw, removing chlorine from your hair.
Baking soda is a wonderfully inexpensive home remedy. Shampoo as usual, but add ¼ cup baking soda to your shampoo. Using this mixture once a week can remove water impurities and lighten your hair. Also consider mixing baking soda with hair conditioner in your hand to condition the ends of your hair. It'll give your hair more volume, body and health.
Take simple steps to protect your hair when taking a swim in a swimming pool.
Wet hair with tap water before going into the swimming pool. Soak the hair in the shower before entering the pool. Hair that is already saturated with water is less likely to absorb the swimming pool chemicals.
Tie hair up. If your hair is long enough, pull it into a ponytail on top of your head and secure the ends under the rubber band. Unless you are going to submerge your head in the water, this helps to keep most of the hair dry. Tying up the hair also prevents the loose hair from floating into the pool and clogging the pool filter.
Wear a swimming cap. Some public swimming pools require a swimming cap, but many do not. The caps protect the pool and your hair. Swimming pool caps used to be gaudy, with colorful flowers and decorations pasted on them. Modern swimming pool caps are sleek looking and fit close to the head. Speedo makes swimming pool caps of silicone and latex. Silicone swimming caps protect the hair and allow your head to breathe.

7th Council Meeting - 22/2/2010
The meeting started at 8:30PM and ended at 10:30PM. As usual, condo fees defaulters, the lift refurbishment project and the downflow and riser water pipes replacement project were updated and discussed.
I've brought up a complaint letter by an anonymous -Resident99 that our Visitor Management System (VMS) is unfriendly. After much discussion, the council members has decided to continue with the system because it's the best way to maintain the good security we are enjoying now. Burglary, car theft, vice activities and vandalism are kept at bay. Anyway, if any resident wishes to make a complaint, please provide your name, unit no. and Resident card no. for verification purpose. All your complaints and suggestions are welcome.
Next, we are looking into the possibility to provide infrastructure for Astro B.yond. I'm sure many residents are eager to subscribe for Astro B.yond’s High-Definition broadcast service. Hopefully the Astro installer who services our condominium will come up with a solution soon. I've just set up a poll on the demand of the Astro B.yond.

Defaulter List On Notice Board
The Management has put up the Defaulter List on the Notice Board. Members of the Prima Duta Management Corporation are to be informed of the collection problem faced by the Management. The total outstanding is approximately RM44K as at 1st February, 2010.
