Pay up, building owners warned

PETALING JAYA: Owners of units in strata-title buildings may find their possessions auctioned by the Commissioner of Buildings (COB) if they do not settle their outstanding maintenance fees.
This is provided for under the Building and Common Property (Management and Maintenance) Act, said Housing and Local Government Minister Datuk Seri Kong Cho Ha.
State governments are empowered to appoint a COB to settle disputes and to smooth management of the buildings even after strata titles are issued.
“All buildings that have strata titles are governed under this Act. It can be a luxury project, an old project — there is no difference.
“The maintenance is the responsibility of the joint management body (JMB), of which owners are members.
“It is the responsibility of owners to pay the maintenance fees,” he said.
Kong said the Act allowed the COB to auction items found inside the units, such as furniture and electrical items, to offset the amount defaulted by the owners.
“When housebuyers sign the sales and purchase agreement, they must know their responsibilities,” he said, adding that the ministry would host a series of seminars from Feb 6 to educate JMBs on the issue.

6th Council Meeting - 18/1/2010
The meeting started at 8:30PM and ended at 10:30PM.
In this meeting, the focus was on the condo fees defaulters, the lift refurbishment project and the downflow and riser water pipes replacement project.
The management has taken legal action against a recalcitrant defaulter and won the case. There are a few more recalcitrant defaulters who are given the final notice to pay up before proceeding with legal action. Hopefully the defaulters come to realize that there's no point for defaulting payment except creating trouble for themselves.
The management will be placing stainless steel rubbish bin in all the lift lobbies. The reason rubbish bins were taken away before was because there were residents who threw their household garbage bags there instead of in the refuse room. This time there are CCTV to monitor the abuse. In fact, the management had caught someone who left a rubbish bag at the lift lobby recently via the newly installed CCTV.
-Please throw household garbage bags in the refuse room.
-Please keep our lift lobbies clean and presentable.
The basketball hoop is ready now and it's quite popular with the boys and girls.

Kindly be informed that all owners/residents of Prima Duta Condominium are required to renew Car Sticker Year 2010 at our Prima Duta Management Office from 30/12/09 until 30/01/10.
Residents are required to return the expired car sticker for exchange of new car sticker (F.O.C), and update us for the vehicle registration no.
Please be reminded to display the car sticker at your car windscreen at all times to facilitate our security guard to verify Prima Duta residents.
Vehicle without proximity card and car sticker is strictly not allowed to enter Prima Duta Condominium, unless prior consent obtained through intercom or in writing from the owner/resident or management.
